Wellington County Official Plan (updated in June 2022) indicates that the proposed development land is 90% designated as Secondary Agricultural (the other 10% is a small section near Hanlon Expressway that has been deemed a Rural Employment Area)

Multiple farms are within 500 m and may not meet the required minimum distance of separation to the proposed development, including a poultry farm, many hobby farms, and the Donkey Sanctuary of Canada.
